Bournville Gardens Retirement Village

Bournville Gardens Retirement Village opened in November 2015, off Bristol Road South on the site of the former Bournville College.

The Retirement village is a unique housing scheme providing purpose-built facilities for the over 55s, to help them stay living in their own homes for longer. Bournville Gardens Retirement Village is a partnership between The ExtraCare Charitable Trust, Bournville Village Trust and Birmingham City Council.

The 212-apartment Village was constructed with 18 health leisure facilities, with care, well-being and dementia services available to approximately a third of the community.

The Village cost £39m to develop with a £1.232m grant funding made available from the Department of Health through the Homes and Communities Agency.

TIS were awarded in the £910k project to design and install building wide communications, security and life safety systems along with our ‘Smart Building Converged Infrastructure’ into a new build retirement village. The Retirement Village site consists of 212 apartments, as well as a host of health and leisure facilities are available in the village centre including:

TIS designed, installed and integrated; Fibre TV Distribution, Fire Alarm, IP Door Entry, IP Access Control, IP Telephony System, Hybrid (IP/Analogue) Emergency Call System, Fibre Data Network Infrastructure, UPS Power Backup, Mobile Phone Repeater System, Digital Signage, IP CCTV, Wi-Fi, BT Openreach Distribution and Bespoke Alarm Reporting Software, all integrated with an Android handset deployment and custom apps.

Our bespoke designed converged infrastructure provides simple and efficient operation for the staff and future proofing for the building owners. This flexibility and ease of use allows the building operator the ability to individually customise each resident’s package; from multi-media & broadband provision to emergency call and healthcare monitoring, thus allowing increased revenue opportunities for the operator, and increased desirability amongst the residents.

Our client recognised the importance of the Fire Alarm systems they were having installed by TIS. They also recognised the importance of Monitoring those systems 24/7 x 365. Fire alarm systems are very important when it comes to protecting life and property in the event of fire. Uncontrolled, fire can obliterate an entire room’s contents within a few minutes and completely burn out a building within a couple hours.  If any people are in the building, smoke can overwhelm them quickly enough to kill them. Therefore it’s essential that smoke and fire are detected quickly so the necessary evacuation processes can be carried out.

To prevent fire damage, the client needed a system that could give an early warning when it detected flames and smoke. Once that information is received it needed to be able to send the information to multiple members of staff, so they could identify the location quickly without having to waste time travelling to the fire panel. Since the building was split into zones, the information needed to be able to watch this data from several fire panels split across the site.

The original installation consisted of TIS’s Cerberus application which resolved the staff being informed of the location, but this didn’t provide an ongoing method of monitoring that all the devices where being tested in accordance with the Regulatory Reform (Fire Safety) Order.

The Solution:

Listening carefully to our client needs, TIS proposed the most suitable system available for monitoring and managing remote fire alarm systems electronically, which would render hard copy paper log books obsolete.

Due to the flexibility of the IP infrastructure TIS had installed, we could easily add an additional network point for the gateway to connect to the cloud-based database.  The system which receives data in real time from fire alarm system, and remotely monitors all fire and fault events, was fully compatible with their newly installed Fire Alarm system.

The primary application of our Fire Alarm Monitoring Solution is to log, manage and administrate the commissioning, servicing, maintenance, testing, performance and day-to-day use of the connected fire alarm systems. Data is stored in a secure database and accessed via a standard web browser on any internet enabled device.

TIS worked closely with the onsite maintenance staff to ensure they fully understood the requirements of the Regulatory Reform (Fire Safety) Order and how to check the logs.  Utilising this solution allowed TIS to centralise all fire alarm system activity through a single cross-platform management tool and provides a detailed electronic history of the system throughout its use and life. The database can provide an infinite log of all data, thereby overcoming the memory limits of fire alarm control panels.

Now our clients Facilities Manager can download reports to ensure that weekly testing and annual maintenance is being carried out to fulfil their legal obligations.
