We were awarded through a process of competitive tender the contract to design, supply, install and commission a complete replacement of the existing Warden Call system at the above project site address.
Anchor Housing Trust started life in 1968 as Help the Aged (Oxford) Housing Association. They have been innovating and raising standards so our ever growing mature generation get the best out of life ever since. Denham Garden Village is Anchor’s largest and award-winning development of retirement apartments, houses and bungalows situated in south Buckinghamshire, meeting high standards not only in Denham Garden Village but across the entire portfolio of Retirement housing is key to Anchor’s continued success.
Sorrell Court retirement housing scheme is located in Newton Abbot, offering 6 one bedroom flats, 14 two bedroom bungalows and 1 maisonette. The property is situated close to a woodland / nature reserve with excellent transport links to Newton City Centre. Anchor also provide onsite maintenance and repairs as well as gardening upkeep for the residents of this mini community. Anchor also provide a wide range of facilities including a guest room, a garden with seating area, resident’s allotments and ample parking.
Working closely in partnership with the Quantity Surveyors, listening to their needs, consulting with them during site visits and throughout the tender process via clarifications we were able to fully understand their needs, aims and objectives. Supporting Anchor in partnership meant working carefully and considerately to incorporate the new systems, while respecting the elderly and vulnerable clients on site.
From point of award in November 2018, we ensured that detailed planning and scheduling was completed, using our indicative Programme of Works (submitted at tender stage) we worked closely with the Project Surveyor to ensure that the project was completed with a controlled phased start and kept on schedule and on budget.
Part of our detailed tender submission included the complete survey of site, from which we produced initial construction phase plans in accordance with CDM 2015 regulations and detailed method statements and risk assessments to highlight and identify the main risks on site while proposing mitigation methods to reduce the identified risks. These were submitted to Anchor and their consultants Faithful and Gould to assess, make recommendations from and authorise prior to works commencing on site.
With our safeguarding policy at the heart of our assessment for working with elderly and vulnerable residents, we developed a robust and carefully planned schedule of works which was discussed and planned with the residents on site. We carefully considered their privacy, security and safety at all times. Our approach was methodical and clearly identified which properties would be affected and when.
Building our partnership with Anchor, Richard as the dedicated Account Manager for Anchor projects, attended a pre-start meeting with key stakeholders, the court manager, residents and project managers to ensure excellent customer service levels were received by all, with a particular consideration for older and more vulnerable clients on site. Simon as the Project Manager, worked with Richard to conduct a question and answer session and showing the end clients the new warden call system which would be installed, allaying fears that the equipment would be highly obvious, and lacking a quality feel.
Our health and safety ethos has been and always will be that a tidy site is a safe site, with everyone working to this we have developed a faultless record of safety with Anchor on all sites.
