Servicing of Gates and Barriers

Servicing of Automatic Gates & Barriers – Our responsibilities to you.

Total Integrated Solutions Ltd will service your automatic Gates & Barriers in accordance with BS EN 12453.

TIS Automatic Gates & Barrier Maintenance engineers are qualified to work on automatic doors using the Automated Gate/barrier Technician Check List.   Automatic Gates & Barriers will be formally inspected for maintenance on a six-monthly basis.  Our engineers will carry out the following maintenance procedures.

All maintenance checks will be carried out in accordance with the manufacturer’s instructions including the following checks:

  • Check general operation of system
  • Assess condition of driveway
  • Inspect structural state of gate support
  • Inspect cable ducts and access where possible
  • Inspect condition of gates
  • Check gate alignment and ground clearance
  • Inspect general condition of hinges, gate stops and other gate furniture
  • Grease hinges
  • Inspect operators for condition, damage, wear etc.
  • Check operator fixings, brackets and geometry
  • Assess performance of operators and clutch settings
  • Check manual release and locking performance
  • Check protection of electrical connections to operators
  • Assess Logic, Run, Pause, Leaf Delay and Over-run times
  • Carry out electrical inspection
  • Inspect isolation and protection of mains power supply
  • Check if RCD is present
  • Check electrical connections, terminations, and protection
  • Check earthing termination
  • Check condition and operation of all control equipment
  • Check sealing of control box
  • Check sealing of photocells and other control equipment
  • Clean out foundation boxes and check drainage for under gate operators
  • Check and if required, change batteries on Safety Edge and Photocell Transmitters
  • Highlight any areas of concern and provide appropriate recommendations
  • Check, affix, and date service sticker

All checks will be recorded and entered in a logbook (in accordance with the standard BS EN 12453 Industrial, commercial and garage doors and gates – Safety in use of power operated doors – Requirements and test methods) which is kept onsite. If a fault is found which affects safe operation of the gate or barrier, then the operating equipment will be switched off and the system made safe.
